BXP’s residential same-property portfolio in San Francisco showed stronger rental demand in the second quarter of 2026. Average monthly rental rates increased 9.1% to $3,270, while average rental rate per occupied square foot rose 9.6% to $4.12. Average physical occupancy increased to 92.1% from 89.6%, and average economic occupancy rose to 91.9% from 87.9%. Residential same-property net operating income increased by approximately $1.1 million year over year.
