Outpatient Medical same-store average occupancy declined to 91.9% from 92.5% in the three months ended June 30, 2026, while annual rent escalations, mark-to-market renewals, and higher percentage-based rents increased same-store Adjusted NOI 2.5%. Lab same-store average occupancy fell to 90.5% from 95.8% in the quarter and to 90.3% from 96.6% for the six-month period, reducing same-store Adjusted NOI by 3.2% and 5.0%, respectively. Senior Housing same-store average occupancy increased to 88.6% from 86.0% in the quarter and 88.5% from 86.1% for the six months, while RevPOR increased to $8,589 and $8,566 per month, respectively. Senior Housing operating expenses increased because of higher labor, food, utilities, repairs and maintenance, operator management fees, and other costs.
