Microsoft and other hyperscalers have committed approximately $1.09 trillion in future payments under leases for data centers that have not yet begun, largely to support the AI infrastructure buildout. Third-party reporting cited Microsoft future obligations of approximately $329 billion and recent quarterly capital expenditures of about $41 billion.
