Microsoft continues expanding datacenter locations and server capacity to meet growing demand for cloud and AI services. Datacenter expansion depends on permitted and buildable land, predictable energy, networking supplies, and servers, including GPUs and other components. At June 30, 2026, contractual obligations included $34.6 billion of construction commitments, $443.5 billion of operating and finance lease obligations, and $194.1 billion of purchase commitments. The purchase commitments primarily related to datacenters and included open purchase orders and take-or-pay contracts.
