Management is expanding private-capital vehicles to reduce reliance on public equity, broaden the acquisition buy box, and generate recurring management fees. Public equity represented 18% of investment volume year to date, compared with a three-year average of 47%, while management fee income was approximately $3.2 million in the second quarter. The U.S. Core Plus fund raised $1.7 billion in cornerstone equity and is intended to be open-ended and perpetual, with future fundraising dependent on building a performance track record over roughly three years. Realty Income also described its GIC, Apollo, insurance-joint-venture, and Cloud Capital relationships as potentially recurring or programmatic sources of capital rather than one-time transactions.
