Atlanta, Dallas and Orlando were described as having positive or improving demand and leasing conditions, although Dallas suburban submarkets and Orlando’s Lake Mary/Kissimmee areas continued to experience supply pressure and negative new-lease rates. Austin showed mixed conditions, with positive momentum in Round Rock but continued weakness in Cedar Park and Far South. Charlotte, Washington, DC and Raleigh were characterized as underperforming or showing weakness because of high or elevated submarket supply, with blended lease pricing down 1.5%, 2.2% and 0.95%, respectively, year over year.
